My biggest concern with this projects is massive issues we are already seeing in the USA.

Datacenters are built in low-income areas, and frequently desert areas that are already strained for lack of water. The local communities are then overloaded with massive spikes in their power bills, constant noise that causes medical harm and stress in livestock, and their water sources are drained and polluted.

If this is going to happen in Canada, this CANNOT happen. There needs to be strict regulation on noise, pollution and energy demands. The local community needs the biggest say, and they also deserve to get some of the profits if the datacenter is mining their local resources.

But the biggest thing is that this datacenter should not be a drain on the community. It has to be strongly regulated so that it causes the least environmental harm possible.
